Your house in Mexico, looked after like it were ours
We don't sell houses. We take care of them.
Owners abroad · One point of contact · English & Spanish
The gardener needs paying. The water pump failed. The tax bill arrived in Spanish. Someone has to open the gate for the electrician, and nobody has been inside the house since March.
That is the entire job. You make one call — in English — and it is handled, paid, photographed and reported. You never chase a vendor again.
Not a cleaning company and not a broker. We stand in the owner's place on the ground, and we answer for the property.
Scheduled inspections inside and out, security and alarm liaison, storm and freeze checks, and a photographic record of every visit.
Gardeners, pool, masons, plumbers, electricians — we hire them, meet them at the gate, supervise the job and check it before we sign off.
Utilities, property tax, HOA dues, insurance renewals and vendor invoices — paid on time, reconciled, and reported to you in one monthly statement.
Where stone meets vine · We handle everything
The point of hiring us is that you stop thinking about it. Here is everything you actually have to do.
A full audit: structure, systems, grounds, security, meters and paperwork. You get an inventory with photographs and a written condition report — yours to keep either way.
A service level and a fixed monthly figure, based on what the property actually needs. No packages you don't use.
Keys, vendors, accounts and utilities move to us. You sign one agreement and give one instruction: call me only when it matters.
Every month: photographs, what was done, what was spent, what is coming. Arriving next week? Tell us the date and the house is ready.
From a house that simply must not deteriorate, to a working estate with staff, grounds and projects under way.
The house stands empty and must stay perfect. You visit two or three times a year.
Fixed monthly fee
Gardens, pool, orchard. The house is used, lent to family, and never allowed to slip.
Fixed monthly fee
A working property: staff, vineyard or orchard, construction in progress, or several buildings.
By quotation — every estate is different
Rates are shared on request, with a proposal for your property
Some owners rent long term, some by the night, some lend the finca for a wedding twice a year. Each one changes the paperwork, the tax position and who is allowed to hold the money.
So we don't publish a percentage. We sit down with you, agree how the income should reach you — including keeping your funds abroad, with our fee invoiced separately — and quote against that. Bring your accountant; we would rather it be set up properly than quickly.
High plateau, thin air and a wide swing between day and night — the conditions that made Querétaro Mexico's second wine country, and that are also hard on a house nobody is watching. Freezing nights in January, hail in July, and a rainy season that finds every roof.
We cover the valley and the corridor around it, close enough that a call at eight in the morning means someone is at your gate before noon.

We do not publish our clients' properties, photographs or addresses — not on this site, not on social media, not in a portfolio. What happens on your land stays between you, us, and the people we send there. If you are looking for a manager who advertises, you are in the wrong place.
Where it is, roughly how big, how often you get down there, and what is currently going wrong. We reply personally, in English or Spanish.
