That is the entire job. You make one call — in English — and it is handled, paid, photographed and reported. You never chase a vendor again.

Scheduled inspections inside and out, security and alarm liaison, storm and freeze checks, and a photographic record of every visit.

How it works

Four steps, then silence

The point of hiring us is that you stop thinking about it. Here is everything you actually have to do.

We walk the property

A full audit: structure, systems, grounds, security, meters and paperwork. You get an inventory with photographs and a written condition report — yours to keep either way.

We propose a plan

A service level and a fixed monthly figure, based on what the property actually needs. No packages you don't use.

We take it over

Keys, vendors, accounts and utilities move to us. You sign one agreement and give one instruction: call me only when it matters.

04

You get the report

Every month: photographs, what was done, what was spent, what is coming. Arriving next week? Tell us the date and the house is ready.

If your property earns

Renting it out is a conversation, not a package

Some owners rent long term, some by the night, some lend the finca for a wedding twice a year. Each one changes the paperwork, the tax position and who is allowed to hold the money.

So we don't publish a percentage. We sit down with you, agree how the income should reach you — including keeping your funds abroad, with our fee invoiced separately — and quote against that. Bring your accountant; we would rather it be set up properly than quickly.

Colón Valley, Querétaro

High plateau, thin air and a wide swing between day and night — the conditions that made Querétaro Mexico's second wine country, and that are also hard on a house nobody is watching. Freezing nights in January, hail in July, and a rainy season that finds every roof.

We cover the valley and the corridor around it, close enough that a call at eight in the morning means someone is at your gate before noon.

We do not publish our clients' properties, photographs or addresses — not on this site, not on social media, not in a portfolio. What happens on your land stays between you, us, and the people we send there. If you are looking for a manager who advertises, you are in the wrong place.
